Our Villa is located at Cumbrian Lakes, a beautifully appointed gated community located off of Poinciana Boulevard in Kissimmee. It features 2 Master Suites with Queen size beds, phone, cable TV, VCR/DVD player and walk-in closets. The 2 twin bedrooms have TVs and share the 3rd bathroom. Our large pool deck is South facing and overlooks a conservation area. The community boasts a childrens' play area as well as lakes and scenic paths for those keen on keeping fit! Our villa is fully air conditioned for year-round comfort and additionally all rooms have ceiling fans. Entertainment in the lounge area includes cable TV, VCR/DVD player, Playstation 2 and mini Hi-Fi with CD player. There is also a PC/Wi-Fi with high-speed Internet connection and a small DVD library. We also have a Games Room in the integral garage.
Our Villa is situated on a gated community in a quiet development backing onto a conservation area. Just 5 minutes from Highway 192, 15 minutes from both Disney & SeaWorld and 20 minutes from Universal, it is perfectly situated for both attractions and shops/restaurants alike. It has its own private South facing screened swimming pool and deck area, where you can enjoy the Sun all day and because it borders a conservation area, it's not overlooked. The community has a childrens' play area as well as lakes and and scenic paths for those keen on keeping fit! These can be used only by owners and their guests. Access to Cumbrian Lakes (via the electric gates at the entrance) is only possible by entering a pre-advised code, making this development especially attractive for the security conscious. The Villa is fully air conditioned for all year round comfort and all rooms also have ceiling fans. As it is our own holiday home, it's furnished with the help of a local interior designer, to a very high standard. Both the lounge suite and the dining table & chairs were renewed recently - this being in line with our policy of constantly inproving facilities for our guests. We have 4 bedrooms - 2 Master Suites with Queen beds and 2 twins - and since there is a sofa-bed in the lounge, up to 10 guests can be accommodated. Both Master Suites have walk-in closets, phone, cable TV, DVD/VCR and ensuite bathrooms, which each boast 2 washbasins as well as bath, shower and WC. The twin bedrooms have TVs and share the 3rd bathroom which provides a bath with shower and WC. There is a cot and high-chair if required. Linen and towels are provided, as is maid service between lets. There is a safe available for storing valuables and the Villa also has a monitored alarm system. Our large open-plan lounge/diner has a cathedral style ceiling and our 6 seater dining table has extra chairs around the villa so that more can be seated if necessary. Entertainment in the lounge includes: Cable TV, VCR/DVD player, PC/Wi-Fi with high-speed Internet connection, Playstation 2 and mini Hi-Fi with CD player. There is also a small DVD library. A phone is provided, long-distance calls can be made by registering with a credit card. The kitchen has every modern convenience including cooker, fridge with ice-maker, dishwasher, waste disposal, microwave, toaster, coffee maker, electric can opener etc. etc. A washing machine and dryer are located in a specially designed area just off the kitchen, and an iron and ironing board are provided. There is an integral double garage which is home to our Games Room. Our attractive screened pool is approx. 27 x 12 with a spray feature and can be lit at night (to make the most of those warm evenings). A shower is situated on the large pool deck, where there is also plenty of room for the loungers. All patio furniture is included, with a table and chairs in the Lanai (covered area) for outside eating. The pool is serviced weekly to insure its kept in pristine condition. Pool heating is an optional extra - this isn't generally needed for most of the year, but is available at $130 per week if required. Our Management Company are available during normal business hours to help with any problems you might encounter. They also provide a 24hr helpline number, should any emergencies arise out of hours. All our family are non-smokers and we want to keep the villa as a no smoking environment. Please therefore, would you respect our preference and not book our villa if you or any of your party want to smoke indoors. Thank you.
